Teton County, Wyoming had the highest per capita income in the nation in 2023, reaching $471,751, according to federal data. This figure is more than seven times higher than the average income in the rest of Wyoming. Jonathan Schechter, an economic consultant, highlighted that super-wealthy individuals contribute to this high income, not the average resident. The county’s wealth is attributed to factors like investment income growth, tax structures, and post-COVID demographic changes. However, this wealth brings challenges such as traffic congestion, income inequality, and affordable housing shortages.

Schechter noted that Teton County lacks tools to capitalize on its wealth and address these challenges, like a real estate transfer tax. Wyoming has tried to profit from the county’s high property values by leasing state school trust land. The situation is particularly difficult for Teton County due to the high cost of living, particularly in housing. Residents pay significantly more for housing compared to the statewide average.

The growing wealth in Teton County has led to economic forces beyond the county’s control and comprehension. Schechter believes that the Trump tax cuts of 2017, combined with COVID migration, have contributed to the tremendous growth in investment income in the county. Despite the challenges, efforts are being made to address housing issues and environmental preservation in Teton County.
