Wyoming Attorney Censured by Supreme Court for Professional Misconduct
CASPER, Wyo. – The Wyoming Supreme Court has publicly reprimanded Greybull attorney Letitia C. Abromats following a case involving her representation of clients in a seller-financed real estate transaction. The Wyoming State Bar disclosed that the censure relates to Abromats’ handling of a foreclosure situation in Basin, Wyoming.
The case began when Abromats represented the successors of a deceased seller regarding two parcels of land. A warranty deed for one parcel was recorded, and the buyers had executed and recorded a mortgage to secure payment. For the second parcel, a warranty deed was held in escrow pending payment completion, alongside a quitclaim deed executed by the buyers, also held in escrow.
After the buyers defaulted, Abromats was tasked with foreclosing the mortgage. During her investigation, she uncovered two judgment liens on the parcel but failed to conduct a thorough record search that would have revealed two additional liens. Instead of proceeding with the foreclosure—which would have extinguished the junior liens—she recorded the quitclaim deed, leading her clients to pay $13,000 to satisfy the judgments.
Subsequently, a hearing determined that Abromats violated multiple professional conduct rules, including diligence and client communication. The Court imposed a public censure, mandated three hours of continuing legal education, and ordered her to pay related costs of $3,366.15. This case highlights the importance of thorough legal diligence and clear communication in real estate transactions.
